Fire rated concealed door closer for social housing

Samuel Heath has been designing and manufacturing fire rated concealed door closers for social housing for several decades.

We have developed our products by working with specifiers such as architects, interior designers and property developers to understand what they need for their social housing clients and their residents. We were inspired by our understanding of the vulnerabilities of social housing settings, and the pitfalls of traditional overhead fire door closers, to bring a more robust and impactful automatic door closer product to the market.

Benefits of concealed door closers

The benefits of concealed door closers for social housing include:

  • Unlike overhead fire door closers, concealed door closers do not present a ligature risk which can be a major concern in social housing settings
  • It is very difficult to vandalise a concealed door closer because it is tucked away within the door and door frame. When the door is closed, a concealed door closer is invisible and therefore not a tempting proposition for residents who are likely to cause damage.

Overhead fire door closers are easy targets for vandalism and, once damaged, the entire door often has to be replaced, which is costly and inconvenient

  • Social housing properties should not look like institutional settings. After all, social housing is a collection of people’s homes, so they should be comfortable and homely. An overhead fire door closer is synonymous with institutional settings, so choosing concealed door closers instead allows specifiers to create a homely and relaxing environment for social housing residents
  • Concealed door closers do not have horizontal surfaces which means they hold far less dust and debris than overhead fire door closers. This makes them a more hygienic option for social housing settings.
